Rate Risk Is a Real Farm Expense
Operating loans reprice. A farm carrying a $1 million operating line sees its annual interest cost swing by tens of thousands of dollars for every percentage point move in rates. The 2022-2023 tightening cycle took operating loan rates from low single digits to levels that materially changed break-evens across the Corn Belt — on debt that was priced entirely at the lender's variable benchmark.
Most variable farm loans tie to a bank prime rate or a SOFR-based benchmark plus a spread. You cannot control the benchmark. You can control how much of your debt is exposed to it, and when.
The Simple Hedges First
- Fix the rate. The most direct hedge is asking your lender for a fixed rate or a rate cap on the operating line. You may pay a premium for it — that premium is the cost of the hedge, same as an option premium.
- Match term to need. Borrowing short for long-lived assets, or leaving everything variable because fixed costs slightly more, concentrates your risk in the exact instrument that reprices fastest.
- Right-size the line. The cheapest rate hedge is needing less borrowed money. Grain marketing that generates cash earlier in the year directly reduces your rate exposure.
When Exchange Hedging Enters the Picture
For operations with several million in floating-rate debt, interest rate futures become practical. CME lists SOFR futures and a full Treasury curve. The logic mirrors grain hedging: if rising rates hurt you, a position that gains when rates rise offsets the damage — for example, selling interest rate futures, which fall in price as rates climb. Corporations and banks do this routinely; it works the same at farm scale if the exposure justifies the effort.
The honest caveats: the hedge is imperfect (your loan spread over the benchmark is not hedgeable), margin calls apply, and futures trading involves substantial risk of loss and is not suitable for all investors. This is also a place where a broker-assisted account earns its keep — matching contract months to your loan repricing dates is detail work best done with someone who has done it before. But start with the loan structure. Nine farms out of ten can manage their rate risk adequately at the lender's desk.
